NOTICE IS HEREBY GIVEN that the Planning Commission of the City of Chino Hills will hold a public hearing at the time and place indicated above to consider Conditional Use Permit 19CUP01.

PROJECT DESCRIPTION: The applicant, Anthony Burns (on behalf of JERMAR 29:11 Inc.), is requesting approval of a Conditional Use Permit to allow the operation of a 10,160-square foot family entertainment facility within the Chino Hills Marketplace shopping center. The attractions within the facility will include an approximately 3,794-square foot laser tag arena, a 400-square foot virtual reality game room, and a 1,257-square foot arcade area. The business will also include a café serving pre-packaged and/or frozen foods, 2 party rooms for private events, and a soft play area for younger children (ages 2-7).

PROJECT LOCATION: The proposed facility will be located at 4200 Chino Hills Parkway, Suite 400 (the vacant suite adjacent to the Smart & Final Extra).

NOTICE IS HEREBY FURTHER GIVEN that a determination has been made that the proposed project is exempt from the provisions of the California Environmental Quality Act (CEQA) pursuant to Section 15301 (existing facilities) of the CEQA Guidelines. The Conditional Use Permit would allow the operation of a family entertainment facility within an existing building in an existing shopping center. Additional information regarding this project is available for public review at the City of Chino Hills Community Development Department, 14000 City Center Drive, Chino Hills, CA 91709 during the following hours: Monday thru Thursday from 7:30 a.m. to 5:00 p.m. and Friday from 7:30 a.m. to 4:00 p.m.

NOTICE IS HEREBY FURTHER GIVEN that if you challenge the above described project in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the public hearing.
